VotJ (Vistas On The James) is one of two new tower/high rise projects built post 2004 (the other being the Riverside on The James project) in what is considered the Downtown/CBD sections of Richmond. Built after Riverside by essentially the same development group, VotJ was superbly timed and brought to market prior to the shift of 2008.
It was built to be condos, unlike the Riverside project (Riverside was to be an apartment building until the market made condos viable) and thus the layouts and finishes are more to an ownership level. It is a large project (120+ units) with ample parking, common spaces and a 24 hour security presence. Its location is one of the best in Richmond with a walkability to Shockoe and the River and the views from almost all units are amazing. Several owners bought and combined multiple units and have created some very large and striking homes in the building.
As a new construction project, the building does not have as much texture of some of the older historic building projects, nor does it have tax abatement, but it offers a modern style of living without the hassle that 100-year-old buildings tend to bring.
